Maintenance Supervisor

St. Bernadette Catholic Parish, in Hollywood, Florida, is hiring for a full-time Maintenance Supervisor. This employee will be responsible for planning, directing and/or coordinating the operations, maintenance, administration, security of the grounds, facilities, and related equipment of all properties of St. Bernadette Catholic School. These properties consist of the school and parish hall. Responsibilities include basic building, repair, and installation tasks in carpentry, plumbing, painting, mechanical repairs, structural repairs, lighting, heating and ventilation, setup and breakdown for events, and limited assistance in A/C and electrical functions. This position also supervises custodial staff as well as service providers for the completion of custodial tasks. Responsibilities also include emergency plans and systems to ensure continuity of parish and school activities in the event of interruptions in facility operations or natural or man-made disasters. The Maintenance Supervisor performs all duties and responsibilities in alignment with the mission, vision and values of the Catholic Archdiocese of Miami.
Essential Functions include the following:
- Oversees the maintenance of all school facilities, including the routine inspection of the grounds, installations, and equipment to determine need for repairs, maintenance or replacement.
- Plans and directs building and grounds improvements to ensure that the facility's appearance positively reflects and enhances St. Bernadette parish in the community. Secures necessary permits for work.
- Directs and controls running of utilities, including water, power, HVAC, and their dependent mechanical and electrical systems.
- Oversees all security measures and systems, including alarms. Works with principal and staff to plan and implement policies and procedures to provide for security of buildings and people accessing building and grounds.
- Performs cost-benefit analysis and determines which facilities operations are best contracted to third-party service providers. Solicits bids, negotiates, prepares and administers contracts, obtaining best value for cost, and maintains relationship with contracting service providers.
- Learns and adheres to the stipulations of OSHA, the Uniform Building Code, local zoning and fire codes and regulations. Secures necessary permits.
- Oversees and directs disposal of waste according to federal, state and local stipulations.
- Trains in safety measures, emergency evacuation procedures, use of personal protective equipment, and other material highlighted by OSHA for occupational safety and health.
- Purchases building and maintenance supplies and equipment.
- Works with custodial staff. Helps with the work assignments of custodial team.
- Maintains plans, blueprints, records of sales and usage activity, special permits issued, insurance policies, OSHA records and other facilities-related documents.
- Performs lawn and garden maintenance as needed including removing debris and blowing dried leaves.
- Repairs or replaces defective parts, equipment, and structures; and reassembles equipment, using hand or power tools. Approaches repair work critically to ensure that the repair is the best solution and makes recommendations to the principal on better alternative solutions or approaches, if applicable.
- Diagnoses mechanical problems and determines how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary.
- Replaces small components and parts in electrical devices (lamps, light bulbs, sockets, etc.)
- Performs tasks to accomplish special projects (building, reallocation of office space and furniture, etc.) according to work orders.
- Completes work reports and equipment logs.
- Reviews own work upon completion of each job to ensure that installed components, repairs and built projects are functioning according to expectation. Solicits feedback from person who initiated the work order.
- Takes and logs daily reading in AC units and electrical parameters.
- Cleans air-conditioning systems and changes filters monthly or according to a determined schedule.
- Performs routine preventive maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, and to prevent deterioration of structures.
- Performs routine inspections of equipment, fluid levels, etc., following checklists.
- Stores chemicals, paints, liquids and hazardous substances with their respective MSDS (material safety data sheet) and new product documentation.
- Prepares and breaks down meeting and event rooms and areas by arranging furniture and heavy equipment according to specifications in work order.
- Uses tools such as (but not limited to) drills, saws, compressors, hoists, precision measuring instruments, electrical and electronic testing devices, and dollies for transport.
- Performs all work according to safe work practices while maintaining a clean work area and tools and reports any hazards to supervisor. Lock out and tag tools, equipment, or areas of vulnerability (i.e., electrical outlets) as needed.
- Uses personal protective equipment properly when required by OSHA or on own initiative, when hazardous conditions are evident.
- Detects and reports to Principal defective materials and structural components.
- Disposes of waste according to policy.
- Reads and interprets plans, blueprints, schematics and other facilities-related documents needed to perform tasks.
- Participates in emergency backup plans and procedures, including disaster recovery /business continuity plans, as required by pastor/principal.
- Communicates problems and expectations clearly.
- Other facilities-related projects and duties as needed or assigned.
Qualifications:
- High-school diploma or G.E.D and ten years' related experience and/or training; or equivalent combination of education and experience.
- Technical or trade school coursework in building technology and/or HVAC preferred.
- Experience in risk management required.
- Valid FL driver license and automobile insurance in Universal Certification a plus.
- Mechanical knowledge of machines and tools, including their designs, uses, repair, and maintenance.
- Knowledge in construction involved with houses, buildings or other structures.
- Knowledge of public safety of relevant equipment, policies, procedures, and strategies to promote effective local, state, or national security operations for the protection of people, data, property, and institutions.
- Mathematical knowledge of arithmetic and applications required for the tasks.
- Skill in installing equipment, machines, wiring, or programs to meet specifications.
- Skill in operation monitoring: Watching gauges, dials, or other indicators to make sure a machine is working properly.
- Ability to troubleshoot, determining causes of operating errors and deciding what to do about it.
- Basic PC skills, including ability to navigate the Windows OS, enter data into system and perform e mail functions in MS Outlook, required.
- Ability to read and understand blueprints, MSDS, Hazard Communication labels and safety warnings.
- Good oral and written English-language communication skills.
- Good Spanish-language preferred.
- Readiness to be on-call 24/7 as needed and work nights and weekends as needed.
- Must be able to lift and move heavy objects.
